PCS: Sell or Rent

Orders in? Sell, rent, or keep your Clarksville home

When PCS orders land, owners face a choice. We walk through your timeline, your finances, and your plans — then help you line up the sale or the rental with your move. From a veteran REALTOR licensed in Tennessee and Kentucky, on both sides of the line.

The three paths

Sell, rent, or keep

Each path has trade-offs. The right one depends on your timeline, your finances, and what you want to do after this tour. Here's what each one involves.

Sell

Selling closes the chapter and frees you up for the next move. If you're not coming back soon and you'd rather not be a long-distance landlord, selling can be the cleanest path. We coordinate the sale with your PCS timeline so you're not carrying two homes at once — and we handle pricing, prep, marketing, and negotiation from listing to close. When selling makes sense: you're moving far away, you don't want the responsibility of a rental, or you'd rather put the equity toward your next home.

Rent

Renting keeps the home in your portfolio — and with our property management, the day-to-day doesn't fall on you from a distance. We help you find reliable tenants and handle the management while you're gone: rent collection, maintenance coordination, and keeping the property looked after. When renting makes sense: you might come back, you want to build long-term equity, or the rental income makes sense for your finances. We're licensed in both Tennessee and Kentucky, so we can manage the rental on either side of the line.

Keep

Keeping the home — without renting it out — means holding it for a future return or a longer-term plan. It's the simplest option on paper, but it means you're still carrying the mortgage, taxes, and upkeep while you're gone. When keeping makes sense: you know you're coming back, you have the finances to carry it, or you're not ready to decide yet. If you're unsure, a free call is a good place to talk through the trade-offs without pressure.

Talk it over

Renting it out? If you keep the home as a rental, our property management can take the day-to-day off your hands while you're gone — finding reliable tenants, handling maintenance, and keeping the property looked after.

From a veteran who's been there

Rudy served at Fort Campbell

Rudy is an Army veteran who was stationed at Fort Campbell. He served on the Community Realtor Committee there, educating soldiers and their families about buying and selling real estate. He understands the rhythm of orders, the timeline pressure, and the questions families face when they leave — because he's been on that side of it himself.

We don't tell you what to do. We lay out the options, talk through the trade-offs, and help you line up the sale or the rental with your move — on either side of the state line.

Moving out, not just in

Most agents focus on helping you buy. We also help you handle the home you're leaving behind — whether that means selling it, renting it out, or keeping it.

Before you decide

What to prepare before you decide

A few things to think through before we talk — and what each path involves once you choose it.

Know your timeline

Your orders set the clock. Knowing when you have to be at your next duty station — and how much overlap there is — shapes whether selling, renting, or keeping makes sense. We line up the sale or the rental with your PCS timeline so you're not carrying two homes at once.

Know what you can carry

Think through the finances — the mortgage, taxes, and upkeep you'd keep paying if you rent or hold the home, against what selling would free up. There's no one right answer; it depends on your situation, your finances, and your plans after this tour.

What each path involves in practice

  • Sell — pricing, prep, marketing, and negotiation, lined up with your orders.
  • Rent — find reliable tenants and let our property management handle the day-to-day.
  • Keep — hold it for a return or a longer plan, carrying the costs while you're gone.
  • Not sure? A free call is the place to talk through the trade-offs — no pressure.

We're licensed in Tennessee and Kentucky, so we can help you sell or manage a rental on either side of the Fort Campbell line — Clarksville, Oak Grove, or Hopkinsville.
